Building Rules


1. The public halls and stairways of the building will not be obstructed nor used for any purpose other than an ingress to and egress from the apartments in the building. Items such as, but not limited to, umbrellas, shoes, doormats, and strollers must not be left in the hallways at any time.

2. No patient of any doctor who has offices in the building will be permitted to wait in the lobby.

3. Children will not play in the public halls, courts, stairways, nor elevators and no one will be permitted on the roof at any time.

4. No public hall above the ground floor of the building will be decorated or furnished by any Lessee in any manner without the prior consent of all the Lessees to whose apartments such hall serves as a means of ingress and egress and without the prior approval of the Board of Directors.

5. No Lessee will make nor permit any disturbing noises in the building or do or permit anything to be done therein which will interfere with the rights, comfort or convenience of the other Lessees. No Lessee will play any musical instrument or operate any sound generating device such as stereos, televisions, and radios in such Lessee's apartment, and no electric equipment such as vacuums or jacuzzis will be used between the hours of 9:00 p.m. and the following 9:00 a.m. if the same will disturb or annoy other occupants of the building. No construction, repair work nor other installation involving noise will be conducted in any apartment except on weekdays (not including legal holidays) and only between the hours of 9:00 a.m. and 5:00 p.m.

6. Nothing will be hung nor shaken from the doors, windows, or balconies nor placed upon the exterior window sills of the building.

7. No awnings, window air-conditioning units nor ventilators will be used in or about the building except such as will have been expressly approved by the Lessor, nor will anything be projected out of any window of the building without similar approval.

8. No sign, notice, advertisement or illumination will be inscribed or exposed on or at any window or other part of the building, except such as will have been approved in writing by the Lessor.

9. No bicycles, scooters or similar vehicles will be allowed in a passenger elevator. Baby carriages, strollers and the above-mentioned vehicles will not be allowed to stand in any public area inside the building.

10. Messengers and tradespeople will use such means of ingress and egress as will be designated by the Lessor.

11. All deliveries are to be made through the service elevator when such elevator is in operation.

12. Trunks and heavy baggage will be taken in or out of the building through the service elevator when such elevator is in operation and the service entrance will be used for ingress and egress in such cases.

24. Any consent or approval given under these rules by the Lessor will be revocable at any time.

25. The lessee will abide by all arrangements made by the Lessor with the garage operator with regard to the garage and the driveways thereto.

26. The following rules will be observed with respect to the trash chute:

  • All wet debris is to be securely wrapped or bagged in a small package size so as to fit easily into the trash chute door.
  • Debris should be completely drip-free before it leaves the apartment and carried to the service area in a careful manner and in a drip-proof container; then placed in the trash chute so it will drop down the chute for disposal.
  • Items subject to New York City recycling regulations will not be dropped down the trash chute.
  • Cartons, boxes, crates, sticks of wood, aerosol cans, or other solid matter will not be stuffed into the trash chute. Small items of this nature may be left in a neat manner on the service area floor.
  • Under no circumstances should carpet sweepings containing napthalene, camphor balls or flakes, floor scraping, plastic wrappings or covers, oil soaked rags, empty paint or aerosol cans or any other inflammable, explosive, highly combustible substances or lighted cigarettes or cigar stubs be thrown into the trash chute. Bulky items, such as large delivery cartons should be left at the service area between 10:00 a.m. and 6:00 p.m. and a service employee should be summoned to dispose of them by way of the service elevator.
    The disposal of debris that is a result of renovation, or cartons remaining from a move-in, are the responsibility of the shareholder. Such debris must be brought to the downstairs service area. Any additional fee incurred by the Lessor for such disposal will be reimbursed to the Lessor as additional rent. violations of this house rule will result in a $75 fine for each occurrence.
  • Vacuum cleaner bags must never be emptied into the trash chute. Such dust, dirt, etc. should be wrapped in a securely tied bag or package and then be placed down the chute.
  • The superintendent should be notified of any drippings or moist refuse appearing on the service area floor and corridors.

27. No Lessee will install any plantings on a balcony without the prior written approval of the Lessor. Plantings will be contained in boxes of wood lined with metal or other material impervious to dampness and standing on supports at least two inches from the terrace, balcony or roof surface.



Recycling


The following paper and cardboard items should be placed in the rectangular recycling bins:

  • Newspapers, magazines & catalogs
  • White or colored paper
    All mail (even envelopes with plastic windows), wrapping paper, etc.
  • Smooth cardboard
    Cereal and other dry-food boxes, etc.
  • Paper bags
  • Flattened cardboard
The following paper and cardboard items should NOT be recycled:
  • Plastic- or wax- coated paper
    Candy wrappers, take-out containers, etc.
  • Carbon paper
  • Heavily soiled paper or cardboard
  • Hardcover books
The following metal, glass and plastic items should be placed in the blue cylindrical recycling bins:
  • Metal cans Food, aerosol (empty), etc.
  • Foil wrap & trays
  • Plastic bottles & jugs
    For detergent, soda, milk, juice, water, etc. -any bottle where the neck is smaller than the body
  • Glass bottles & jars
  • Milk and other beverage cartons
  • Household metal including:
    Wire hangers
    All metal appliances (from washing machines and stoves to toasters and irons - Call 311 before discarding appliances that contain CFC gas, such as refrigerators and air conditioners.)
    All indoor and outdoor metal furniture, including cabinets and window screens
    Metal pots and pans, cutlery and utensils
The following metal, glass and plastic items should NOT be recycled:
  • Motor oil or chemical containers
  • Styrofoam Cups, egg cartons, etc.
  • Food containers
    For yogurt, margarine, take-out, salad bar, etc.
  • Plastic bags, wrap or film
    Sandwich wrap, grocery or dry cleaning bags, etc.
  • Plastic trays or tubs
    For microwave, etc.
  • Plastic utensils, plates, cups, bowls
  • Plastic appliances, toys, furniture
  • Lightbulbs
  • Pane glass
  • Pump spray nozzles
  • Caps or lids
  • Household batteries



Fitness Center Rules


The fitness center is unsupervised. Use of the equipment is at your own risk. The co-op is not responsible for injuries that may result. You should consult with your physician before beginning any exercise program.

Use of the equipment is limited to 20 minutes from the time someone asks for use of the equipment. Equipment cannot be "saved" for someone else. Equipment is used on a first come, first served basis.

Children under the age of 16 are not permitted in the fitness center whether accompanied or not.

No strollers or carriages are permitted.

No pets allowed.

Smoking is not permitted.

Except for water in closed containers, food or drinks are not permitted.

Sneakers must be worn to use the equipment.

Only shareholders and residents that reside in the building can use this facility. Guests are not permitted.

Treadmills must be at a complete stop before mounting and dismounting.

Do not unplug or turn off the equipment.

Headphones must be used to listen to your own music.

Please:
Wipe off the machine with the provided paper towels after use.

Report any problems with the equipment to the doormen.



Garage Rules


All monthly payments are due the 1st of each month. Vehicles are subject to being held after the 5th. Submit payments directly to the garage.

Self Locking Vehicles: Patrons must remove keys, give them to the attendant and inform the attendant of the self-lock feature. The garage is not responsible for any resulting lock-out charges.

The garage is not responsible for removable radios, stereo equipment, radar detectors, telephones, Benzi boxes, etc.

Pursuant to law, operator's liability for loss or damage of vehicle by fire, theft or explosion is limited to $25,000 unless an additional fee is paid when vehicle is first parked and a receipt is issued for the same.

The Garage is not responsible for nicks or scratches to plastic or painted bumpers.
